Property Details

Located in Tigerton WI, Town of Fairbanks.  This 50 acre tract is the spot on the spot! During my meeting with the seller, I was blown away by the history of this property. It has been in the family since the 1950’s and has been an absolute buck factory.

Grand stories were shared of family and friends coming together with several camper/tents popped up in the yard with anticipation for opening day of Wisconsin’s famed gun season tradition.  You could see the smile on his face when he described the big ole’ bon fire they would gather around in anticipation of harvesting a Shawano County giant.  Though not as abundant then as they are now, they knew of big deer. Even back then, the neighboring agricultural fields were always a source of big deer. Over the years the group grew apart as new families formed and started their own traditions. The owner himself has not hunted in 10 years. He stated it is now time for a new owner to build their own traditions and keep the hunting heritage alive for future generations.

The owners have built a small sleeping cabin on the property that is easily cleaned up and used. A couple storage sheds are already in place and will be great for keeping equipment clean and dry.

A hand pump well on the property that once produced water is likely in need of a rebuild and should then be a great addition to camp.

Currently, there is no sanitation, only a privy.

A trail system will get you to every part of the property and then some.

The property is currently enrolled in FCL. As of January 2024, it will transfer to MFL closed. An accepted offer will get you full access to the property as well as the ability to leave your stands, etc…

The current state of the timber is really nice. An uneven aged structure creates a diverse landscape well-balanced with early successional seedlings/saplings as well as mature stems. The primary species include Hard Maple, Oak, Popple, Spruce, and hemlock.  The aspen coppice harvests have created incredible bedding within the property that the deer love (as shown by the density of have rubs, browse, and trails).

The timber value is being left for the next owner to offset the cost of the property.

A few older blinds have been built on the property that will be included in the sale.

Don’t just take my word for it, come walk this property yourself to see exactly why this piece has had the history is has. It has everything you could want in a whitetail dream property. Once closed this will easily rise to one of the best tracts in the area.
