Just South of the Town of Niagara off of HWY 141 is where you can find this 82.7 wooded acres. The woods consist of Hemlock, Cedars, Pines, Aspen, Maples, Balsam and some Birch trees. The property is accessed by an easement off of State Highway 141. The trail is located between Village Tractor of Niagara and Culligan Water of Iron Mountain on the West side of the highway (Seller will deed the easement to the property at closing). The trail back to the property has been meticulously maintained by the Seller and done right. Culverts have been installed to allow for water to flow naturally and avoid flooding out the trails. I drove all these trails in my vehicle without any issues, and we all know how wet this year has been. There are also are smaller trails that whined through the woods and provide even more access.

 

Walking this property, I found thick security cover near wetland areas, Cedar flats. The trails on this 82.7 acres have been mutinously maintained by the Seller and are in excellent condition. These trails lead you to an open area perfect for a food plot or a cabin. Electricity is to the South near the Southern property line of the adjacent 41.05 acres. The main trail runs to the West and ends at the Western property line which is a highline power easement opening up the whole Western side of this property making it fully accessible from the West. There is a smaller trail that runs North off of this trail that ends at the Northern property line. Once you get to the end of that trail you will notice that the whole property line has a cut that runs from the northwestern corner to the Northeastern corner so it’s pretty hard to get lost while enjoying your time here.

 

Weekends up North can be filled with the sounds of ATV/UTV’s using the trails, but not here, only sounds here will be the sounds of the wildlife that call the property home. There are no trails directly adjacent to the property. However, the ATV/snowmobile they are close enough that if you wish you could trailer to and enjoy them. This property has not been hunted in years but the Seller spends a lot of time on the property and says that he sees plenty of deer, turkey and a few grouse. If 82.7 acres isn’t large enough for your hunting party there are thousands of acres of public land just to the West of this property for you to expand your hunting, or take the pressure off your property.
