Property Details

Located in Shawano County Wisconsin this 102-acre property is, bar none, one of the most diverse properties we have walked in this area.  Every walk has yielded several deer and turkey sightings.

Approximately 2 miles south of the HWY 29 / 45 intersection this property is very well located. A block of timber located in the southern portion of a large agricultural area is exactly what you need to grow & hold mature whitetail.

Main access is from the east off of Hwy 45 allowing quick easy access.

A quick study of the map and we were off to see how the deer used this property. We quickly found several huge rubs on trees bigger than our thighs through travel corridors.

Cruising through the timber and up to the ridges it was clear the ridge tops were a part of the main travel areas.  At the base of the ridges, old logging roads were full of scrapes and broken overhanging branches.

To the far west is a 5-acre open field affording the potential for prime destination food during the late season. The entrance on the east is a 10+/- acre open field. The southern edge along the creek offers potential for micro clover plots to place the odds even more in your favor.

The spring headwaters are a rare find on such a tract. The spring has a small creek that flows into a large pond with an island that overflows through a culvert creating the unnamed creek.

The topography is incredible and diversely mixed with Maple, Oak, Birch, Ash, Elm, Cedars, Poplar, Spruce, and Pines.

The eastern portion of the property provides a plethora of building site options varying from level to sloped with walk-out/exposed basement potential. Let your imagination run wild.

A thought for the investment savvy client; there is plenty of space on the eastern portion of the property that you could possibly use as storage or commercial facilities with minimal/no impact on your hunting opportunities. Shawano county zoning would require a rezone from OAR to Commercial on the east 22 acres.

The topography at the road significantly reduces noise to nearly none.
